We Design Around the Mountain, Not Around a Textbook
Buncombe County sits in the middle of the Blue Ridge, and that changes what a septic system has to deal with. A lot of ground out here is thin — a foot or two of soil before you hit granite or gneiss — so the standard gravity drain field that works fine in flatter parts of the state doesn’t always have anywhere to go. Add slope into the mix, and site evaluation becomes as much about where the water actually wants to move as it is about soil type alone.
That’s part of why you’ll see more engineered systems around Asheville than you would somewhere with deep, level ground — pressure-dosed fields, sand-lined systems, sometimes a pump chamber to lift effluent from a low point up to a field that’s actually buildable. None of that is unusual to us. It’s the normal range of what a mountain property needs, and we design and repair around it instead of forcing a flat-lot solution onto a hillside.
We quote before we dig, and if a repair actually solves the problem, we say so instead of pushing a full replacement. Buncombe County Environmental Health signs off on new installs and major repairs either way, so the paperwork gets filed properly regardless.

Questions We Hear Most
Every three to five years is the standard guidance, but household size, garbage disposal use, and whether the property is a full-time home or a short-term rental all shift that number. A rental that turns over every few days can need pumping more often than a family home with the same size tank.
Slow drains in more than one fixture at once, a spongy or unusually green patch of yard over the drain field, gurgling in the plumbing, or an odor near the tank lid are the ones we hear about most. Any one of those is worth a call before it turns into a backup inside the house.
Wipes labeled “flushable” generally aren’t — they don’t break down the way toilet paper does and they’re one of the more common causes of a clogged line. Grease, coffee grounds, and anything that won’t dissolve in water belongs in the trash.
Plan on an hour to ninety minutes for a standard visit — opening the tank, checking baffles and scum and sludge levels, and walking the drain field. Real estate inspections can run longer if we need to locate the tank first, which is common on older homes with no records on file.
